	Used for decades by the owners as a pied-à-terre, this renovation reimagines the one-bedroom apartment into a functional, flexible, and warm gathering space for two older professors with an impressive art collection, an adult-age pianist son, and his growing family. 
The apartment is located in a converted paper factory in DUMBO, purchased in the 1990s before the neighborhood’s popularity surged. While the owners loved the apartment’s industrial character, many of those same details had degraded over time. The renovation introduces new steel and glass elements that echo the original rawness through a more refined language: polished stainless steel and walnut millwork, French doors outlined in blackened steel, and a new glazed transom. The new palette also reflects the owners’ interest in natural materials and their collection of stone sculptures, incorporating five distinct stone types, including one with fossilized sea life visible at its surface. &#38;nbsp;
The defining feature is a compact yet highly functional guest suite complete with a desk, library, converted loft, bed, and separate living room. The suite is articulated by a series of operable door panels that alternately divide, connect, and conceal programmatic elements while adding critical storage. These include a frosted glass sliding door that balances light and privacy off the main living space, a closet door, and a French door connecting the bedroom and office to the private living room. One of the French doors is integrated into a bifold system, allowing the entire wall to open and giving the desk an unobstructed view of the Brooklyn Bridge. Three of the bedroom walls are wrapped in a custom rift white oak built-in desk system with storage and shelving for books. Both the guest and primary suites open onto the reimagined kitchen, the heart of the apartment. Anchored by a large island used for work as often as for preparing meals, the volume incorporates lighting and outlets directly into the millwork for shared, flexible use throughout the day. 
Where the original double-height apartment was composed of competing interlocking volumes, the renovation pares back these forms to carve out cozy niches and reading nooks. The walnut-paneled dining niche is designed to fit the dimensions of a beloved blackened steel table, purchased upon the owner’s original move-in date and fabricated by a steelworker downstairs. Throughout, discreet yet impactful lighting is integrated into the millwork, with several niches designed to illuminate specific sculptures.

	In Manhattan’s notorious real estate market, every square inch counts. After studying this compartmentalized one-bedroom apartment near Columbus Circle, we realized the odd, underutilized storage space off the foyer presented a rare opportunity to expand the program without increasing the footprint.&#38;nbsp;Untouched since the 1980s, the apartment required a contemporary interior that replaced the broken cabinetry, faux-brass finishes, and damaged parquet floors with natural materials and sleek lighting.&#38;nbsp;&#38;nbsp; 
Creating a new opening between the former storage space and the bedroom transforms the former into an&#38;nbsp; accessible, comfortable office filled with natural light from the bedroom windows. Rift white oak floor-to-ceiling panels easily connect or close off the two spaces. Within the bedroom, the panels resemble a wall; within the office, integrated shelving transforms them into bookcases. On the perpendicular bedroom wall, a new door opens onto the run of north-facing windows. New rift white oak millwork spans the wall, concealing an existing structural column while preserving the access to natural light and scenic sightlines. One panel opens to reveal a peek-a-boo bar, a special request by the owner. 
The apartment is backed by an expanse of windows overlooking the city. We removed the existing&#38;nbsp;walls between the then-enclosed alley kitchen and the living room, eliminating the physical barriers that once blocked natural light and Central Park views from penetrating deep into the now open kitchen and living space. A palette of oak floors, light oak&#38;nbsp;millwork, and hidden storage reinforces the light and airy environment. In the kitchen, new, expanded counters are white quartzite with blue-gray striations that adds subtle warmth to the otherwise neutral palette. Improving lighting in the postwar building posed a particular challenge as the concrete ceiling couldn’t be adjusted. Instead, sleek track lighting and slim pendant bars are integrated in key areas like over the counter worktops and under the kitchen cabinetry.

Before making any decisions, we took stock of how the owners lived, as avid hosts, serious readers, and passionate home cooks. From there we set out to reimagine the space into a highly calibrated apartment with an airness that belies its size. 
Well-versed in the precision demanded by compact spaces and custom millwork, we devised a shape-shifting storage system that serves as the new framework for daily life. Throughout the apartment, a series of white panels pull, push, slide, and unfold, intermittently revealing two Murphy beds, a vanity with integrated appliances, and generous storage and closet space. One such panel slides out to form a visual and physical barrier between the living-turned-guest room and the primary bedroom—an approach that transforms every square inch into usable space without sacrificing design quality. When closed, the panels allow the floor-to-ceiling bookshelves to remain fully exposed. The extensive millwork establishes a warm, calm environment steps away from a busy stretch of the East Village, with the colorful bookshelves, in turn, doubling as the primary ornamentation within the sleek apartment. 
The kitchen introduces another layer of dynamism. The space is anchored by a large floor-to-ceiling built-in spice cabinet, diffused behind&#38;nbsp; fluted glass and blackened steel framing. The flush cabinet fronts were engineered to feel substantial yet light enough for daily use. Over the sink, the client’s enlarged and framed a favorite print; today it is a focal art piece within the home. Together, these elements combine to create an apartment capable of effortlessly adapting to its owners’ daily rhythms.

	On the top floor of a converted factory building in Williamsburg, an artist and her family were living in a loft they mostly loved: tall ceilings, a crowning skylight, original industrial details. However, they approached us with one nagging problem; the cramped kitchen, with its awkward dimensions, poor lighting, and dated materials, was no match for their busy days and love of cooking. Our solution weaves together exacting space planning and a material warmth&#38;nbsp;to transform the compact, underutilized area into one that is both exceptionally functional and an authentic portrait of its inhabitants. 
Conceptually, the space was reimagined as a clean, linear arrangement, its clarity and breadth of use bolstered by crisp millwork. Dimensions were studied down to the millimeter, yielding a spatial organization that utilizes every possible nook and cranny—from a&#38;nbsp;slim cabinet corner that slides out to reveal a spice rack,&#38;nbsp;to a custom knife rack displaying a collection of Japanese knives. Color blocking and a restrained application of bleached fir add depth and interest without creating visual noise in the compact space. The unornamented, untreated upper cabinetry transitions seamlessly to the more grounded lower section, differentiated by a deep green stain. Track lighting traces the underside of the cabinets, improving illumination across the workspace. At the kitchen’s outer edge, a custom white volume conceals the stacked washer–dryer, contributing to the light, calm environment that serves as a quiet backdrop for daily life in the city.
